Trust, data & beta
Know what stays here, what leaves, and what EPC-Covered does not do.
EPC-Covered is a browser-local record workspace. Your professional records stay on this device unless you choose to export them. This page explains how records, source files, backups, outputs, privacy and the public beta actually work.

What leaves this browser?
Most of the working record does not. Exports leave only when you choose them.

Trust at a glance
00 · Overview
One record, on one device, under your control.
EPC-Covered sits beside your official assessment software. It holds the evidence, reasoning, limitations and handover context around an assessment — not the assessment itself. Everything below describes what the shipped product actually does, and each statement was checked against the code that runs on this page.
If you read nothing else: your records are in this browser, a PDF is not a backup, and the professional decision stays with you.
01 · Your data
Your working record lives on this device.
Jobs and record data are stored in this browser on this device. EPC-Covered does not maintain a server-side copy of your working records.
epcovered.records.v2
Back up work you need to retain. Browser storage is convenient working storage, not a substitute for your own retention arrangements.
02 · Source files
A source reference and a retained file are not the same thing.
Retained does not mean uploaded. There is no EPC-Covered file-storage server.
File format details
Scanned PDFs. EPC-Covered does not currently perform OCR. A scanned document may be retained as a source even when no text can be extracted from it.
“Extract” means EPC-Covered can read text or values out of the file to place beside your other sources. “Preview” means a retained copy can be reopened and looked at inside the product.
03 · Backup & recovery
Two backups. One important difference.
Record backup.json
Contains
- job records
- record content
- source references and metadata
- certificate notes
Does not contain
- retained original file contents
Use this to recover the editable record.
Full backup.zip
Contains
- working record data
- versioned manifest
- retained original files
- CRC32 integrity data, checked on restore
- Certificate Portfolio data
Use this when you also need the retained evidence files.
An output is not a backup.
A PDF is a document a reader receives. It cannot be loaded back in to continue working, and no record can be rebuilt from it.
How restore works
EPC-Covered inspects a backup before applying it. You can choose to merge it with records already in this browser or replace them. Replacement requires a separate confirmation.
A full backup declares every retained file it holds. On restore, each declared file is checked against its CRC32 before anything is written, and the summary states how many were verified intact, how many failed the checksum and how many were missing from the archive — naming the identifiers in each case. A partial restore is never presented as a whole one. If the archive does not declare itself an EPC-Covered full backup, or its manifest cannot be read, nothing is imported.
Keep backups somewhere independent of the browser and device holding the working record.
04 · Professional boundaries
EPC-Covered keeps the record. The professional decision stays with you.
EPC JudgementFor Domestic Energy Assessors
EPC Judgement records the evidence and assessor-authored reasoning behind selected domestic RdSAP calls that may need explaining later.
It can keep
- source references
- comparable facts
- selected matters
- assumptions and defaults
- assessor-authored reasons
- limitations
- unresolved questions
It does not
- calculate an EPC rating
- choose an RdSAP input
- determine whether an input is correct
- approve an assessment
- lodge an EPC
- guarantee an audit outcome
Selected matters only — do not recreate the EPC.
Retrofit EvidenceFor Retrofit Assessors
Retrofit Evidence organises property context, observations, evidence, condition, uncertainty, limitations and questions for Retrofit Coordinator review.
It can keep
- property and occupancy context
- locations
- observations and evidence
- condition information
- limitations
- uncertainty
- unresolved questions
- Coordinator handover questions
It does not
- diagnose defects
- judge ventilation adequacy
- determine measure suitability
- design or sequence measures
- perform Retrofit Coordinator decisions
- certify or lodge the Retrofit Assessment
- claim PAS 2035 compliance
The Retrofit Assessor records what was found and what remains uncertain. Other professionals decide within their own roles.

05 · Privacy
The professional record is local. The website itself still uses the web.
Your record data
The contents of your EPC-Covered jobs are kept in your browser. EPC-Covered does not operate an application database containing those working records.
Website hosting
Like any website, loading EPC-Covered involves requests to the web host. Those requests carry ordinary network information such as an IP address. They do not include the contents of your EPC-Covered record.
Third-party requests
Source Serif 4 and Source Sans 3 are currently requested from Google Fonts, so loading a page also creates a request to Google. This request does not contain your EPC-Covered job record.
Analytics & tracking
EPC-Covered does not currently use advertising trackers, behavioural analytics or in-app telemetry.
What can EPC-Covered actually receive from you?
Your browser-local job does not automatically send its contents to us. Information reaches us only when you deliberately use an external contact route — for example by sending an email or submitting beta feedback.
Do not paste client records or unnecessary personal information into feedback messages.
Data rights and privacy requests
The browser-local professional record is stored on your device rather than in an EPC-Covered account. If you contact EPC-Covered about privacy or data handling, use feedback@epc-covered.co.uk.
Because the working record is not held in an EPC-Covered system, a request to see, correct or delete it is something you carry out in your own browser — through Job Library, the file manager, or by clearing browser data.

Beta means
Features and stored-data formats may change as testing continues. Keep backups of work that matters, review generated wording before sharing it, and report anything that behaves unexpectedly.
EPC-Covered is free during public beta. Original records and backups must not be locked behind a future payment tier.
Current compatibility notes
Browsers. The product has been tested in a Chromium-based browser. Safari/WebKit and Firefox have not yet been tested. The features it depends on — local storage, IndexedDB, file downloads and the browser print pipeline — are widely supported, but until those tests are run we would rather say so than imply otherwise.
Keyboard and focus. Every control is reachable by keyboard and shows a visible focus outline. Section navigation, dialogs and disclosures have been operated by keyboard.
Screen readers. Semantic structure, labels, landmarks and pressed/expanded states are implemented, but the product has not yet been tested with a screen reader. If you use one and something is unclear or unreachable, that is exactly the kind of report we want.
Zoom and small screens. Layouts are checked from 320px upward and at 200% browser zoom, with no horizontal scrolling.

What EPC-Covered is. A browser-local record workspace used alongside official assessment software. It records evidence, provenance, assessor-authored reasoning, limitations, unresolved questions and handover context, and produces supporting records from them.
What it is not. It is not assessment software. It does not calculate ratings, validate inputs, approve or check assessments, lodge anything with any register or scheme, diagnose building defects, decide retrofit measures, or perform Retrofit Coordinator or Designer functions. No output is an official certificate or a lodged assessment.
Your responsibility. You are responsible for the accuracy of what you record, for reviewing any generated wording before you share it, for your own professional compliance, and for retaining your records. Review every output before sending it to a client, a Coordinator or anyone else.
Availability. The public beta is provided as it is, without any guarantee of availability, fitness for a particular purpose, or freedom from faults. Features and stored-data formats may change during beta.
Storage and loss. Records live in your browser. Clearing browser data, browsing privately, changing device or browser, or a browser refusing a write can all result in records being lost. Keeping backups is your responsibility, and the product provides the means to make them.
Ownership. You own your records and your source files. EPC-Covered claims no licence over them, and no copy of them reaches EPC-Covered unless you deliberately send one.
